“Merks mājas” celebrates the first topping out ceremony at the "Lucavsala" project – 44% of construction completed

2024-09-25 |

The real estate developer "Merks mājas" celebrates the topping out ceremony of the first building in the "Lucavsala" apartment complex, marking an important milestone in the development of this ambitious project. Construction of the first stage of the E1 building is proceeding according to schedule, with plans to complete the nine-story building, which will feature 54 apartments, by the second quarter of 2025.

This will be one of the first projects in Riga to offer compact basketball courts, football goals, and an open-air gym on the roof of the adjoining parking lot. Additionally, the project will include a shared greenhouse for residents and several recreational areas catering to all age groups.

“The 'Lucavsala' project is an ambitious step not only in the growth of our company but also in Riga's real estate market, bringing good news to those seeking new, high-quality apartments. Construction of the E1 building, the first stage of the apartment complex, is progressing significantly – with 44% of the total project completed, all works are proceeding on schedule. We have reached the highest point of the first building, standing at over 28 meters tall, and the full framework is now visible. Seeing the tremendous work already accomplished, I would like to thank the entire project team – about 100 people – who have demonstrated professionalism and delivered high-quality performance," says Roberts Rēboks, Board Member of "Merks mājas."

The development project will ultimately consist of three residential buildings with an energy efficiency class A rating, offering a total of 590 apartments and six commercial premises, as well as a multi-storey parking lot. The first stage of the "Lucavsala" project includes a nine-story building with 54 apartments, ranging from one to four rooms, with apartment sizes between 35 and 86 square meters.

“The topping out ceremony is a significant milestone for the construction team, allowing us to reflect on the work completed. We have finished the building framework, including site preparation, foundation construction, and the supporting structure. The building's framework is made of prefabricated reinforced concrete panels, ensuring both high quality and speed of construction. Currently, we are working to 'close' the building before the autumn rains, allowing us to begin interior finishing. Additionally, we have completed the installation of engineering and communication systems, concreting floors on six levels, and constructing apartment partitions on four floors. We are now focusing on roof insulation, underfloor heating installation, drywall construction, and water supply systems," notes Jānis Zilgme, Board Member of "Merko būve."

The apartments in the "Lucavsala" project will come with a full, high-quality interior finish. Each apartment will feature a spacious balcony, loggia, or terrace with plant boxes to enhance the coziness of the home. Some apartments will offer views of the Small Daugava river, providing a chance to relax and enjoy nature without leaving home. For residents' convenience, a shared room for prams will be located on the building's first floor, and outdoor parking spaces will be available within the project area.
