The real estate developer “Merks mājas” has embedded a time capsule in one of the currently largest residential building projects in Riga – “Arena Garden Towers”. The new business-class residential quarter will make a significant contribution to the development of Riga’s housing fund. At the same time, embedding of the capsule highlights not only the progress of construction project, but also its ambitious vision – to create a modern, energy-efficient environment combining the latest construction technologies and high standards of living.
A high standard of living – comfort, quality and sustainability
The “Arena Garden Towers” project is one of the most ambitious residential building projects in Riga combining architectural excellence, comfort and sustainable solutions. Four Class A residential buildings with more than 600 apartments will be built as part of the project. Besides, this is the first residential quarter of “Merks mājas” where environmentally friendly energy piles will be used. This technology enables the use of only renewable energy sources during the transition periods between the heating and cooling seasons, thus reducing daily maintenance costs and making the project more energy efficient.
The first phase of the 13-story A1 building has already attracted great interest, and more than 50 apartments have been sold so far. Currently, only two five-room apartments and the last six three-room apartments, which are in high demand, are available.
Construction – significant progress and next steps
“Project development is proceeding rapidly and purposefully – a significant part of the construction work has already been completed in less than three months. The zero cycle is almost finished, and work on the building structure is progressing at 37% completion. The embedding of the time capsule is a symbolic moment not only for the construction process, but also for the implementation of our company’s vision – to create sustainable and high-quality housing for future residents of the project,” emphasizes Roberts Rēboks, Board Member of “Merks mājas”.
Pile construction (a total of 215 piles) of the A1 building and 30% of foundation construction work has been completed. The zero-cycle phase of the project is 70% complete, and 10% of the total contract work has already been carried out. Significant preparatory work has been completed, as well as construction of drainage, grounding and water supply network has begun.

Contracts for the next construction phases have already been entered into, and it is planned to put the first phase building into operation in the second half of 2026.
